Many disabled tenants who are finding it difficult to receive support from their landlord, are dismayed that NGHA are putting committee members first. Doreen Shaw who sits on the committee of NGHA is one of the elite few to have a Dispersed Housing Alarm Facility installed in their home. Mrs. Shaw is provided with an unobtrusive alarm. In the event committee member Mrs. Shaw needs help she can press a device, a pendant around her neck. This service is provided 24hr a day 7 days a week. Many disabled tenants who are not NGHA committee members are living in fear of the thugs, the association re-houses next door to them, and are afraid to leave their home.
Jumping A Sinking Ship Finance Director of NGHA, Margaret Bradley has announced recently she will be retiring. Speculation grows on the future of her boss, tamburrini who used tax payer’s money to try and take down this web site. Numerous committee members have not been attending meetings, which is dominated by tamburrini's outbursts about this site. Is it the purpose of government to create private fiefdoms for housing boss Robert Tamburrini, financed by the taxpayer, just so that they can wash their hands of all responsibility for housing.

Guaranteed Income from Housing Homeless
Officials from the French government visited North Glasgow Housing Association (NGHA). They wanted to see how Scotland implemented their homeless legislation. NGHA did not explain to the french how they manage to house such large numbers of homeless and the real reason why they do it.
NGHA has a extremely high turnover rate, which they openly admit. One reason being they don't treat their tenants well, tenants don't give notice when leaving. Another reason, NGHA receive a guaranteed income in the form of state funded housing benefit. One tenant said "NGHA see the homeless as cattle, the more stock they bring in to market, rent is guaranteed in the form of £200 a month per head from government".

North Glasgow Housing Association has signed contract with a firm called
Martec Doors to install security doors in the balornock area of Glasgow.
One of the key
features of these new doors is that the many Thugs the association now specialize in re-housing, every time they smash the panel door windows, engineers can replace the windows without having to take the door off.
This makes the engineers job more simpler but also the TAX PAYER and RENT PAYER pay for the replacement window panels.

North Glasgow Housing Association (NGHA) disregarded Section 54 - Housing (Scotland) Act 2001, Article 8 Human Rights Act 1998 and the Scottish Secure Tenancy, which landlords must allow tenants to have rights to information and consultation.
Housing boss tamburrini made a decision on the fly to stop a rent paying tenant from being informed about the associations tenant’s conference, he is to be refused rights to receive information and consultation and he also to be refused to have a say in the management and running of his home.
NGHA tenant said the association refused to tell him if a majority decision was taken by the management committee and endorsed by the chair holder. The association did not notify me in writing or spoken to me about their decision and I had not been informed of any appeal procedure.
These actions by the association make a mockery of the Housing (Scotland) Act 2001 and Scottish Secure Tenancy Agreement.

£640,000 deal for Cold Air Managing director of hawthorn windows, Andy Kerr, pictured with Housing Boss Tamburrini.
NGHA who signed a £640,000 deal with Hawthorn windows to supply and fit fully reversible wood grain windows in 240 homes in balornock has went badly wrong in the notorious Drumbottie road, North Glasgow.
Apparently when the glazers where fitting the windows it’s alleged they where supposed to fit window panels at the same time, which did not happen. Tenants say the job has not been done correctly, as condensation is building up in between the window panels.
Tenants are being advised by NGHA to leave their windows open to solve this problem until the glazers return. One tenant said “it’s coming into winter and NGHA are telling tenants to keep our windows open so condensation does not build up”. Tenants claim, Director Tamburrini knows how to flush public money down the toilet, if he is not chasing after websites then he is hiring his friends.

North Glasgow Housing Association are having to offer cash rewards to tenants who quit their tenancy giving 28 days notice, allow the housing officer to inspect the property and hand in their keys.
NGHA have never given a reason as to why their tenants are not following the correct procedure of ending their tenancy agreement.

One tenant who quit her tenancy in Petershill Road , Glasgow, who did not want to be named, said she did not give NGHA notice. There is no community spirit, it’s them and us attitude, they seem to have.
They seem to be very good at creating anti-social behavior and very negative to anyone who complains, staff being sarcastic over the telephone, when a tenant is trying to get a repair done and saying anything just to get rid of you. It’s not surprising no one follows the correct procedures of ending their tenancy agreement. This landlord doesn't treat you well.

Law abiding tenants are now banned from entering NGHA office's, NOT to speak to staff, his repairs to his flat are not being carried out (only emergency repairs by phone are carried out), his letters of correspondence are not being acknowledged and he is being threatened by Eviction, which is harassment in terms of Section 22 of the rent (Scotland) Act 1984. A complaint was lodged with the Justice Minister and Strathclyde police about the associations behavior.

Schedule 7 of the Housing (Scotland) Act 2001 You are asked to tell us if you are an ex-employee or related to a current or former member of the Association’s staff; Committee; Consultant; Contractor or Supplier. This is so that we can ensure compliance with Schedule 7 of the Housing Scotland Act 2001, which requires the Association to demonstrate that any appointment has been made on merit and in accordance with recruitment and selection policy and procedures.
Under the terms of this Act it is prohibited for a close relative of an existing Committee Member to be granted a contract of employment.
The 1998 Act sets a maximum charge which North Glasgow Housing Association can impose, being no more than £10. Housing boss Tamburrini does try to attempt regularly to abuse this process by implying multiple £10 fees. If he does this then you should lodge a complaint with the UK Information Commissioner and your local elected member of parliment.

Shock figures released under the Freedom Of Information Act show North Glasgow Housing Association Ltd is being kept afloat using a mountain of cash from housing benefit.
Conditions are said to be so bad for decent tenants of NGHA they are quitting their homes without notice. The empty flats are then allegedly filled with drunks and junkies to keep the government cash flowing into their coffers. Figures obtained from Glasgow City Council reveal that NGHA earns over £ 4 million a year from Housing Benefit payments collected from 1700 claimants. With total of 1,854 flats on NGHAs books that means over 90% of tenants are earning housing benefit cash for their landlord. NGHA's total income is just over £ 6 million. But while law-abiding and hardworking tenants may also claim housing money to make up their rent, these people are reported to be leaving their homes in droves. Local housing activist told The Digger how things are getting so bad that NGHA are now offering cash bonuses to tenants who give proper notice instead of just disappearing in a moonlight flit.
"NGHA have a really high turnover because of the way they treat ordinary people. So now they are filling up their flats with homeless people and junkies who don't complain. NGHA have to keep the benefit money coming in to keep their heads above water." NGHA's accounts show that it is carrying a debt of nearly £ 100 million. So any cut in their income from benefits would be disastrous.
A tenant complained to housing bosses about abusive and criminal behaviour in his street in Springburn. But instead of seeing action being taken against the culprits, he was threatened with eviction. Now the tenant believes that anyone who complains is driven out and replaced by tramps, drunks and druggies.
"These people don't complain," said NGHA Tenant, "because they are the ones causing all the trouble. But NGHA are turning our area into a massive drop-in centre for drop-outs." As a result, claims a NGHA tenant, conditions in NGHA's area are getting worse and worse.

NGHA Tenant conference on
January 2006, was a Disaster. Chairholder Daivid Cowan was reported to Strathclyde police for assaulting tenant a tenant. No charges were brought against cowan. NGHA tenant claimed cowan had him in a wrist lock and was poking him through the conference and shadowing him. Cowan told the NGHA tenant to "go live in the Outer Hebrides" Depute Director Bobby Fleming who witnessed the whole incident lied to police by saying he did not see anything. FACT:Repairs to NGHA properties are carried out mostly by a one man band (A. Lyttle Joinery). For one of the biggest housing associations in Glasgow, why does the association not use well established tradesmen of all professions? This one man band is also responsible covering for emergencies, which a tenant could be waiting for hours for a repair.
Money, more important than Human Life!! On the 5th January 2004 at around 2.00AM, there was a fire in the foyer in 195 Fernbank Street, Springburn, Multi storied flats, which if not for the tenants and fire brigade quick reaction, could have been a lot more serious.
NGHA response was to send out a letter to tenants highlighting the cost of the damage with no point out of the possible Human life that could have been lost. A law abiding resident sent a letter to NGHA asking for a fire sprinkler to be installed in the main foyer, which was quickly rejected by NGHA.
Because of the location of the fire there would have been no escape for tenants had the fire taken hold and over 100 people could have surely perished. By SUSAN KEEL

agreement, the landlord must give 24 hours’ advance notice in writing of their intention to enter the property – except where an emergency repair is required.
The tenant has a right of quiet enjoyment of the tenancy. This means that s/he can occupy the premises without being disturbed by the landlord or her/his agents. The tenant should initially try to negotiate with the landlord.
